For lower level students, you can ask them to identify the objects you've brought to the lesson, or say to them 'Can you find a...' For higher level students, you can bring items and objects to the class and ask them to describe them. Ask them to detail their appearance, where you can usually find them, and ask if they can remember where and when they got theirs. If it's a toy for instance, you can ask what kind of games you can play it.

It depends on the situation. Props are more suitable for younger learners than adults but a way it can be used are: 1. Roleplay (example is the usage of a prop telephone that can be used in scenarios where students call a reception of a hotel. The use of the prop will make the scenario feel a bit more realistic and can help boost confidence).

Chunking and previewing is great, and I encourage it a lot. It's good for the real world and for examination practice too. When I use this method, I use the 80/ 20 principle. So if it is reading exercises, for every 4 chunking and previewing exercises, we will have 1 exercise where we have in-depth and detailed training.
